Booking Conditions

 

1) To obtain reservation, complete and sign the booking form and return it together with the initial non-refundable deposit £200 per week. Following receipt of the form and deposit, we will send a confirmatory letter. This is the acceptance of the booking.

2)  The Client agrees to be a considerate tenant along with his/her party and to take good care of the Property and to leave it in a clean and tidy condition.  A security deposit of £300 to cover damage or additional cleaning for the rental period will also be required. This is to cover the cost of breakages, damage, loss and/or supplementary cleaning which may be needed to bring the accommodation to the standard as on arrival, The deposit will be returned to you within 10 days.

3) We accept payment in pounds sterling only.  Whilst we are happy to quote in other currencies, any fluctuation in the conversion rate must cover the rent shown on our website in pounds sterling.  Any bank charges incurred due to transfers will be added to the rent. We do have a Papal account, but we will ask for the 3% admin fee to be paid by the client.

4) The balance of the rent together with the security deposit is payable not less than eight weeks before the start of the rental period. If the payment is not received by the due date, we reserve the right to give notice in writing that the reservation is cancelled. You will remain liable to pay the balance of rent, without prejudice, to our claim for cancellation charges, and to retain the deposit.

5) Should you wish to cancel, then this will take effect from the receipt of a written confirmation. We will then send you a cancellation invoice. The following conditions apply: Cancellation more than:
    a. 56 days before start of rental period, loss of deposit
    b. 56-28 days before rental period, 50% of the total rent
    c. 28-0 days, 100% of rent

6) The rental period shall commence at 16:00hrs on the first day and finish at 09:30hrs on the last day. The owners shall not be obliged to offer the accommodation before the time stated and the client shall not be entitled to remain in occupation after the time stated.  We will be here to greet you between 16:00hrs and 18:00hrs.  Should you be arriving later, then please be sure to let us know so that we can make arrangements, if necessary.  We also ask that you send us a contact number. 

7)  The pool is normally open from the last week in May to until the last week of September, depending on the current and previous weeks' weather conditions.  Whilst we will endeavour to maintain the temperature to a minimum of twenty five degrees Celsius, we reserve the right to decide on the level of heating according to the current weather conditions at the time.

8)  Maintenance, such as cutting the lawn has to be undertaken to keep the property tidy, and may cause a degree of noise.  This cannot be avoided, but we will endeavour to undertake it with due consideration to the guests.  In the event of the failure of equipment, or a facility, then we will do our best to ensure that it restored as quickly as is reasonably can be.

9) Children aged under 16 should not enter, or be left in the pool enclosure unattended.   We also ask that any drinks in the pool area should be in plastic dispensers, and food, crisps should not be taken into that area.

10) Swimming aids are acceptable in the pool area, but not rings, inflatables or hard black flotation devices. Any possessions left around the pool should be stored away from the pool surround.

11) As a client, you agree to let only the people named on the booking form occupy the property. Friends or family are welcome to visit but we ask you to inform us in advance, for reasons of security.  The use of the communal facilities (i.e. swimming pool and games area) is not permitted for visitors.  The needs of other guests have to be our priority. Overnight stays are not permitted without prior arrangement and at a cost of £20 per person per night.

12) Tents and camping are not permitted.

13) We cannot accommodate pets.

14) Smoking is prohibited within the properties.

15) We welcome our guests using the available facilities in the garden and swimming pool.  However, we expect parents to take responsibility for their children and consider the wishes of other guests to a degree of peace, and respect their 'space'. We do not tolerate constant screaming and shouting.  We promote this as a tranquil setting. We do have a box of games available, such as badminton and boles, which guests are welcome to use, but ask that anything used is put away.  We do not allow football in the grounds.

16) We accept responsibility for loss or damage sustained by you as a direct result of negligence of anyone employed by us.  We do not accept liability whatsoever for happenings or actions outside our reasonable control, temporary invasions of pests, acts of insurrection, industrial disputes, floods or other events amounting to 'force majeure'.  We do undertake to give such help as we reasonably can in resolving disputes you may have with a third party. No responsibility can be accepted for any loss or damage to any vehicles, or its contents.  Personal baggage and belongings are at the hirers risk at all times.

17) It is the clients’ responsibility to ensure that they are adequately covered with appropriate insurance in the event of an accident or illness.
